BEST TIME TO SELL IN REDMOND

Spring gets the attention, but the right time to sell depends on how many homes you're competing with and how many buyers are going under contract. Here's what Redmond's recent numbers show.

LISTINGS VS. PENDING SALES BY SEASON

The table below compares how many new listings came on the market in Redmond with how many homes went pending (under contract) each quarter.

    WHAT THE NUMBERS SAY

SPRING BRINGS THE MOST BUYERS AND THE MOST COMPETITION

April through June had the most new pendings in the first half of 2026, but also the most new listings. More buyers, and more homes for them to choose from.

LATE FALL AND WINTER HAVE THE LEAST COMPETITION

From October through December 2025, only 99 new listings came on the market, while 132 homes went pending. Fewer sellers listed, but buyers kept buying. A well-prepared home can stand out in the off-season.

PREPARE IN WINTER, LIST IN EARLY SPRING

January through March saw new listings jump back up. Listing before the spring wave can put your home in front of buyers before the competition builds.

WHERE THE MARKET IS NOW (FALL 2026)

Redmond has shifted toward a more balanced market. Over the three months ending September 2026, the median sale price was $1,194,406, down 8.1% from a year earlier, and homes took a median of 36 days to sell, up from 22 (Redfin). Months of supply rose to 3.9 for June through August 2026 (Agent Pronto), and 4.1 months based on pending sales in September 2026 (George Moorhead). In this market, pricing and preparation matter more than the calendar.

    KEY FACTORS BEYOND THE SEASON

    • Mortgage rates: lower rates bring more buyers into the market.
    • Competing inventory: fewer similar homes for sale means more attention on yours.
    • Employer hiring: Redmond's major employers, like Microsoft, SpaceX, and Nintendo of America, drive relocation demand.
    • Your own timing: the best time to sell is also when it works for your next move.
