OVERVIEW

Union Hill and neighboring Novelty Hill rise east of the City of Redmond into the Cascade foothills. They're unincorporated King County communities with Redmond mailing addresses, and they offer a little of everything: master-planned communities like Redmond Ridge and Trilogy at Redmond Ridge, smaller subdivisions such as Gunshy Ridge, and acreage and ranch properties along roads like Union Hill Road and Novelty Hill Road.

The outdoors is a big part of life here. The Redmond Watershed Preserve, at 21760 NE Novelty Hill Road, is about 800 acres of second-growth forest with soft-surface trails for hiking, horseback riding, and mountain biking, plus the ADA-accessible Tree Frog Loop boardwalk (no pets allowed). Farrel-McWhirter Farm Park is a 68-acre park with a horse arena and trails that connect to the Redmond Powerline Trail, and the Bear Creek Trail runs from Avondale Road and NE Union Hill Road down to the Sammamish River Trail.

Because these are unincorporated areas, services and regulations come from King County rather than the City of Redmond, and some larger properties are on wells or septic systems. It's worth checking the details on any specific home.
