TAXES TO PLAN FOR
SALES TAX
10.4% combined sales tax in Redmond (6.5% state plus 3.9% local), 2026, Washington Department of Revenue.
PROPERTY TAX
Washington assesses homes at 100% of market value, and your total rate depends on your tax code area (city, school district, fire, library, and voter-approved levies). King County property taxes are due in two halves, April 30 and October 31. You can look up the levy rate and assessed value for any address on King County's eReal Property search.
For example, at roughly 0.85% to 1.1% of assessed value, a home assessed at $1,200,000 would pay about $10,200 to $13,200 a year in property taxes. Check the actual amount for any address on eReal Property.
INCOME TAX
Washington has no state income tax on wages. The state does tax certain long-term capital gains, so talk with a CPA about your situation.
SELLING COSTS (REAL ESTATE EXCISE TAX)
When you sell, Washington charges a graduated real estate excise tax on the sale price. Through December 31, 2026, the state rates are 1.1% on the portion up to $525,000, 1.28% from $525,000 to $1,525,000, 2.75% from $1,525,000 to $3,025,000, and 3.0% above $3,025,000, plus a local excise tax. The thresholds adjust on January 1, 2027.
