FOR HOME BUYERS
BUYING COSTS IN REDMOND
The purchase price is only part of the picture. Here's what to plan for when you buy a home in Redmond, from closing day through your first year of ownership.

PROPERTY TAXES
King County assesses homes at 100% of market value. Combined property tax rates across King County generally work out to about 0.85% to 1.1% of assessed value a year, and the exact rate depends on the property's tax code area (city, school district, fire, library, and voter-approved levies).
Look up the assessed value and levy rate for any address on King County's eReal Property search before you make an offer.
Taxes are paid in two halves, due April 30 and October 31.
CLOSING COSTS
Buyers in Washington typically pay about 1.5% to 3% of the purchase price in closing costs. These usually include lender fees, the appraisal, the lender's title insurance policy, escrow fees, recording fees, and prepaid property taxes and homeowners insurance. Buyers in Washington generally don't pay the real estate excise tax; that's paid by the seller.
Your lender will give you a Loan Estimate early in the process, and your escrow officer will provide a final Closing Disclosure before you sign.
HOA DUES
Many Redmond homes come with an association. Condos and townhomes carry monthly HOA dues, and master-planned communities like Redmond Ridge have an owners association that maintains parks, trails, and common areas. Review the dues, what they cover, the association's reserves, and any planned special assessments before you buy.
HOMEOWNERS INSURANCE
Premiums depend on the home's value, age, construction, and coverage. Get quotes early, especially for older homes or properties with larger lots, since insurance is part of your monthly payment.

OTHER COSTS TO CONSIDER
